Buyer's Guide

First-time homebuyer guide

You do not have to know everything before you start.

Buying your first home can feel overwhelming because everyone starts throwing new terms, numbers, and deadlines at you. My job is to slow it down, explain what actually matters, and help you make one decision at a time.

01

Know your payment

Before we focus on a purchase price, we’ll figure out a monthly payment you actually feel comfortable with. That means looking at the mortgage, taxes, insurance, HOA if there is one, and the other costs that come with owning a home.

02

Get pre-approved

I’ll help connect you with a lender who can review your income, credit, and funds and give you a realistic price range. Being approved for a certain amount does not mean you have to spend all of it.

03

Find the right home

This is where we start touring. We’ll compare homes, neighborhoods, condition, commute, parking, and anything else that matters to you. I’ll point out what I notice, and you can tell me what feels right.

04

Write the offer

When you find the one, I’ll walk you through the offer in plain English: price, deposit, contingencies, credits, and timing. You should understand what you are signing and why before anything goes out.

05

Inspect and finalize the loan

Once your offer is accepted, we’ll handle inspections while your lender works through the appraisal and final loan approval. If something unexpected comes up, we’ll go through the options together.

06

Close and get the keys

We’ll do a final walk-through, you’ll sign the closing documents, and once the loan funds and the sale records, the home is officially yours. I’ll stay involved through the handoff and after closing too.

One thing to remember

Ask every question.

You are not supposed to know this process already. If something does not make sense, ask me. I would rather explain it twice than have you feel unsure about a decision.
