Seller's Guide

Home seller guide

Selling should make sense for you.

My job is not to convince you to list your home. It is to help you understand your options, what the home may be worth, what selling could actually put in your pocket, and whether now is the right time for your situation.

01

Decide if selling makes sense

Selling is not always the best move. Depending on your equity, payment, timing, and future plans, keeping the home, renting it out, or waiting may put you in a better position. I’ll help you look at the options honestly before you make a decision.

02

Understand the value

I’ll show you the nearby sales, current competition, and what buyers are actually responding to. We can also talk about your estimated proceeds so you have a clearer picture of what selling could look like financially.

03

Get the home ready

We’ll walk through the property together and decide what is worth doing before it hits the market. Sometimes a few simple changes help. Sometimes spending more money does not make sense. I’ll be straightforward about both.

04

Go to market

Once the home is ready, I’ll coordinate the photos, listing, showings, and agent outreach. The goal is to present the home well, make it easy for serious buyers to see it, and keep you updated on the response.

05

Compare the offers

The highest price is not automatically the best offer. I’ll break down the financing, credits, contingencies, deposit, timing, and estimated net so you can compare the full picture and choose what feels right for you.

06

Handle escrow and close

After you accept an offer, I’ll stay involved through inspections, appraisal, requests, paperwork, and closing. If something changes, we’ll talk through it together so you always know what is happening and what your options are.

No pressure to list

Start with a conversation.

If selling makes sense, I’ll help you build a plan. If keeping it, renting it, or waiting looks better, I’ll tell you that too. The goal is to help you make the decision that puts you in the best position.
